Our Process

Listing Date

Did you know that the day of the week your property is listed has a huge impact on how quickly it sells? We always list our properties on the day of the week that our analytics show the most home buyers are looking. Want to know when that is? Schedule an appointment today!

Open House with Showings Held

We typically hold all showings until the open house the first weekend you are on the market. We do this for two reasons: 1) To limit the disruption on you and your family and 2) So all the buyers see each other at the open house as competition so they begin mentally preparing themselves to offer more on your home to beat out the other buyers.

Marcus Katkin is a certified Real Estate Staging Association member. As a certified RESA Stager, Marcus can share his expert opinion on where to move furniture, what furniture to remove from the home and even what paint colors to paint!

Cleaning is of the utmost importance when listing your home. If a home buyer sees dirt or grime they begin to think, "If the homeowner cannot keep up with general cleaning, are they keeping up with more major maintenance?" We want your home to shine to buyers. Let's keep it clean together.

Home buyers want to see your home, not all the things in it. Additionally, our average days on market before being under contract is 8 days. The moving process will sneak up on you a lot quicker than you think. Unless you use the item everyday, or every other day, start packing it now. You'll thank us later.

A fresh coat of paint is one of the most cost effective ways to add value to your home and make it feel more up-to-date. Allow us to help determine what colors to paint to maximize your return on the sale.

Weekly Marketing Updates

We believe in keeping our clients updated weekly on the advertising we are doing to sell their home. Additionally, we'll discuss the showings we've had in the past week, the feedback we've received and what the real estate market is doing right now and how it effects your sale.

Feedback on Showings

We have a process where every day for three business days following a showing we reach out to the buyer's agent with a survey for them to complete about what they, and their buyer, think of your home. We share this feedback with you to help understand what the home buying market thinks of your property, it's price and features.
